Janurary 24th, 2019 Weather Event Update
1/28/2019 So your building made it through 2018, the rainiest year ever in Central Pennsylvania, without a roof leak. Then 2019 arrives with winter weather until Wednesday, January 23rd, and Thursday, January 24th, when temperatures rose into the mid-40s. This warm spell was accompanied by significant rainfall just shy of 1.5 inches. Your tenants started calling, reporting water dripping through walls, ceilings, insulation, and other areas.
Why is this happening? Chances are the leaks were caused by a winter phenomenon known as ice damming. This is when snow and ice build up on the roof, causing a barrier to the normal flow of water. When we have a heavy rain like we did last week, the water on your roof is blocked by these ice dams which force the water to back up on the roof (and in some cases to actually flow uphill) until it finds a point of entry, and ends up making its way into the building. This is an unusual winter condition which results in water finding entry points that are typically not problems when flowing water follows the normal slope of the roof.
